How to Prevent Frozen Pipes During a New Jersey Winter

Frozen pipes are one of the most common — and most expensive — winter plumbing emergencies in New Jersey. A single burst pipe can cause thousands of dollars in water damage. The good news is that prevention is simple and inexpensive.

Know which pipes are at risk

The most vulnerable pipes run through unheated or poorly insulated spaces: exterior walls, basements, crawl spaces, garages, and attics. Pipes on the north side of the house, away from the sun, freeze first.

Insulate exposed pipes

Foam pipe insulation sleeves are cheap and easy to install. Wrap any exposed pipes in unheated areas — they're the first line of defense against freezing.

Let faucets drip on cold nights

When temperatures drop into the teens or below, let a trickle of water run from faucets served by vulnerable pipes. Moving water is far less likely to freeze, and a dripping faucet relieves pressure buildup that causes bursts.

Keep the heat on

Never let your home drop below 55°F, even when you're away. If you travel in winter, keep the thermostat set and ask someone to check the house.

Open cabinet doors

Kitchen and bathroom sinks against exterior walls benefit from open cabinet doors, which let warm room air reach the pipes underneath.

Seal drafts

Cold air leaking through gaps near pipes accelerates freezing. Seal cracks around windows, sill plates, and where pipes enter the house.

Disconnect garden hoses

Before the first freeze, disconnect and drain outdoor hoses, shut off the water to exterior spigots, and install faucet covers.

Pro Tip

If a pipe does freeze, keep the faucet open and apply gentle heat with a hair dryer — never an open flame. If you can't locate the freeze or a pipe has already burst, call an emergency plumber right away.
